ESTON Project Management Division: Shaping the Future of Workspaces

In a year defined by growth and transformation, ESTON’s Project Management Division, under the leadership of Dániel Pintér, achieved significant milestones across a broad range of projects. With 17 years of experience at ESTON, Dániel has developed a division that consistently delivers outstanding results.

Since its establishment in 2012, the Project Management Division has quickly become a trusted partner for ESTON’s diverse client base, responding to their evolving needs. With over 300 completed projects—including four "Office of the Year" award-winning works (2011, 2017, 2020, and 2023)—the team’s dedication is evident in every detail. As the expectations of the market, tenants, and employees have shifted, especially in the post-COVID era, the division has adapted to create workspaces that are not only functional but also inspiring and environmentally friendly. Focused on sustainability, functionality, and innovative design, the team has successfully delivered major office, industrial, and retail projects across Hungary, totaling more than €25 million and covering 250,000 square meters.

2024 Achievements: A Snapshot

This year has been one of remarkable success for ESTON’s Project Management Division. The team secured 35 new project management mandates, covering over 25,000 square meters, ranging from office fit-outs to industrial facilities. In addition to McKinsey & Company’s "Office of the Year" award, two other ESTON projects were shortlisted for this prestigious recognition, further solidifying the company’s reputation as a leader in the Hungarian real estate market.

These successes would not have been possible without a highly skilled and dedicated team, which has been led by Operations Director Dávid Németh since 2023.

Key Projects: Evidence of Excellence

Over the years, ESTON’s Project Management Division has expanded its services, driven by a commitment to providing tailored, innovative solutions. The team’s client-focused and solution-oriented approach is evident in every project, as they work to overcome challenges and exceed expectations. Below are some standout projects from the past year, which demonstrate the division’s ability to deliver exceptional results while meeting the diverse needs of their clients.

  • McKinsey & Company – Platinum Standard in Workplace Design
    ESTON played a pivotal role in the design and fit-out of McKinsey & Company’s new 4,200 sqm office, which won the 2023 "Office of the Year" award. As Hungary’s first LEED v4 Platinum-certified workspace, this office integrates natural elements like indoor gardens and wood accents, creating an environment that enhances both aesthetics and employee well-being. This project exemplifies ESTON’s ability to deliver modern, sustainable offices that are both functional and inspiring.
  • Mathias Corvinus Collegium – Supporting Educational Excellence
    ESTON managed the creation of a modern, inspiring 2,000 sqm office space at Bartók House for Mathias Corvinus Collegium, Hungary’s largest private educational institution. The Project Management team oversaw the full fit-out, while the Office Agency team facilitated the leasing process. The result is a space that fosters collaboration and educational excellence, aligning perfectly with the institution’s mission.
  • Nufarm – Where Sustainability Meets  Functionality
    ESTON’s commitment to sustainability was showcased in Nufarm’s 650 sqm office fit-out, which was shortlisted for the "Office of the Year" award. Prioritizing recycled materials, ergonomic design, and employee comfort, this project illustrates how ESTON balances sustainability with high functionality, creating workspaces that are both environmentally friendly and practical.
  • Lightware – Transforming Budapest’s Office Market
    The transformation of Lightware’s new 7,000 sqm headquarters at the HOP Technology Office Park is one of the defining projects of the Budapest office market. The ambitious three-phase project—managed in close collaboration between ESTON’s Office Agency and Project Management teams—sets a new standard for office spaces in the city. Upon completion in early 2025, the headquarters will combine manufacturing, logistics, and office functions in a modern, innovative environment that fosters creativity and efficiency.
  • Regus at KÖKI Terminal – Creating  Flexible Workspaces
    Leveraging its expertise, ESTON delivered a 1,800 sqm serviced office for Regus at KÖKI Terminal, creating a flexible workspace tailored to the evolving needs of businesses. Managed from design to fit-out, the project resulted in a modern, dynamic space that maximizes flexibility, enabling businesses to adapt quickly to changing demands.

Sustainability in Focus

ESTON’s commitment to sustainability goes beyond new projects. The team actively seeks ways to improve the environmental performance of existing buildings, implementing energy-efficient upgrades and reducing carbon footprints.

ESG Initiatives – Leading the Way in Green Building Practices

As part of the Buda portfolio, both Margit Palace and Buda Square underwent significant mechanical upgrades aimed at reducing carbon emissions and increasing tenant satisfaction. The modernization of Margit Palace’s cooling system and the improved controllability of Buda Square’s system are expected to deliver energy savings of up to 20-30%. ESTON also managed the installation of solar panels on both buildings, reducing CO2 emissions by more than 86 tons annually and cutting utility costs significantly.

At OBI Fót, ESTON completed a €1 million renovation to enhance sustainability. This included the installation of solar panels, energy-efficient LED lighting, and mechanical system upgrades, leading to projected gas savings of over 40%.

Ongoing Projects: Building on Success

ESTON’s project management team is currently engaged in several significant fit-out projects in Budapest, each with its own unique scale and budget:

  • Lightware Phase 3: Scheduled for completion in early 2025, this final phase will transform Lightware’s 7,000 sqm headquarters into a state-of-the-art facility, featuring employee-friendly spaces such as a workplace café, yoga room, and communal terrace.
  • Intrum: ESTON is overseeing a 3,000 sqm office fit-out, which integrates ESG principles and focuses on enhancing employee well-being.
  • ESAB: The team is managing the fit-out of a 1,300 sqm office for ESAB, continuing a successful long-term partnership with the client.
