Salamon Adorján is the Managing Director and owner of ESTON International. Since its establishment, the company has grown into the largest Hungarian-owned consultancy in the domestic commercial real estate market, with a team of over 40 professionals.

Initially focused on the sale of luxury residential properties, ESTON transitioned entirely to the commercial real estate market in 2000. Through its expanding, comprehensive services and tailored solutions, the company now operates divisions in office leasing, property management, valuation, project management, industrial real estate, and investment services.

The Project Management division of ESTON has participated in more than 300 office fit-outs for renowned domestic and international companies such as Nokia, Siemens, Oberbank, and Inceptech-McKinsey. The latter represents one of the largest projects of this year, delivering nearly 4,000 square meters of new office space in the BudaPart CITY building. Over the past year, the division has secured 35 new assignments exceeding a total volume of 10 million euros, resulting in the development of 30,000 square meters of office space. It has also provided expert support for significant projects like the 7,000-square-meter Lightware HQ.

Despite a slowing market and challenging conditions, the Office Leasing division achieved its most productive year post-COVID in 2023, completing 24 office lease transactions totaling 32,500 square meters. In the first half of 2024, the division facilitated 59% of direct viewings and participated in more than a quarter of all landlord representation transactions during the period.

The Valuation division expanded its client base significantly last year, securing four new valuation mandates for real estate funds. It now serves as the official valuer for 17 funds, having completed over 200 assignments last year, representing a total value of 7.5 billion euros.

The Industrial division successfully closed several high-value deals this year, including the sale of a car showroom and six hectares of development land, with a combined value exceeding 5 million euros.

The Capital Markets division, which has facilitated the sale of over 1 million square meters of development potential, is currently handling the exclusive sale of 18 properties. The division has also brokered transactions worth nearly 1 billion euros on the real estate investment market, ranging from smaller office buildings to the award-winning Tesco-Adventum deal in 2022.

The Property Management division is responsible for managing over 400,000 square meters of real estate nationwide.

Through its diverse expertise and robust market presence, ESTON International continues to set benchmarks in the Hungarian real estate sector.
