Among the key speakers were Pintér Dániel, head of property and project management, and Simonyi Balázs, head of office agency, who shared valuable insights during panel discussions. Pintér Dániel highlighted the growing vacancy rates in the office market, noting that the current vacancy rate has reached 17% in certain segments. He emphasized the need for property owners to invest in substantial renovations or consider repurposing office spaces, as demand for traditional offices may not recover in the near future.
Simonyi Balázs discussed the rising costs of office fit-outs, which have surged up to threefold in the last five years, while rental rates have only increased by 30%. This poses a significant challenge for property owners seeking to reposition their assets. Additionally, he pointed out the growing importance of Environmental, Social, and Governance (ESG) criteria for tenants, suggesting that even older office buildings will need to align with these expectations to remain competitive.
